Monroe Street Market
FULLY LEASED
The South Campus development is located in the Brookland neighborhood of Washington, DC, just three miles from the U.S. Capitol Building. The development is adjacent to the main campus of the Catholic University of America (CUA) and also Trinity College and has direct access to the Brookland/CUA Metro Station, a red line station that is just three stops to Union Station in downtown Washington.
The overall development for South Campus calls for a mixed-use village that will expand Brookland’s 12th Street retail corridor and create a college main street experience. The spine of the development will run along Monroe Street, between Michigan Avenue and 8th Street. Ground floor retail, totaling over 80,000 square feet, flanks both sides of Monroe with residential apartments above. The retail includes a mix of neighborhood-serving small, eclectic shops and restaurants. Significant attention has been paid to the streetscape and building facades at the ground level to ensure a lively and authentic retail experience along Monroe Street.
At the western end of Monroe where it intersects with Michigan Avenue, there is a public square that provides a gathering space for students, faculty, and local residents. The square features a fountain, moveable café furniture, and an iconic clock tower.
At the eastern end of Monroe Street, there is a pedestrian-only Arts Walk and Plaza, connecting Monroe Street with the metro entrance. The Arts Walk is flanked by 27 ground floor artist studios, featuring glass roll-up garage doors that allow the studio spaces to flow out onto the Arts Walk on pleasant days. Each studio features retail space as well as an open work area where visitors can view the artists engaged in the creative process. The Arts Walk terminates at a plaza featuring in-ground fountains and a performance stage for special events.
